About Lyons & O’Brien R.E.

Mission and
Values

Lyons & O’Brien R.E. is a third-generation, family-owned portfolio of commercial industrial properties in Los Angeles County. The portfolio totals 800,000 square feet across five cities, strategically positioned minutes from the Ports of Los Angeles and Long Beach.

We own, improve, and operate industrial parks in Paramount, South Gate, Downey, Signal Hill, and Torrance. We were the original developers, we hold for the long term, we put capital back into buildings others would defer, and we deal with tenants, cities, vendors, and brokers the way we would want to be treated if the roles were reversed.

We own, operate, and manage every building in our portfolio. That means the person who answers your call is the person who makes the decision. The capital that improves your building comes from the same family that has held it for three generations.

We continuously deploy capital to improve our assets and our tenants' day-to-day experience.

What That Looks Like in Practice
  • All deferred maintenance addressed. Roofs, paving, striping, painting, and landscaping are maintained on an ongoing basis, not deferred until a building turns over
  • Ongoing modernization of exteriors and common areas across every industrial park we own
  • Security and infrastructure investment. Controlled-access security gates, AI-enabled security cameras with license plate recognition, and EV charging stations
  • Restoration budgets exceeding $20 per square foot on every vacant building, so it is restored with current accessories and premium finishes
  • The Golden Rule. In every lease, renewal, repair, broker transaction, and civic issue: do to others what you would have them do to you.
  • Family ownership, operator standards. This is a third-generation family business we intend to keep and grow. Decisions are made by people who developed, own, and still operate the real estate. Tenants, brokers, vendors, and cities deal with ownership—not a remote manager or an out-of-town committee.
  • Stewardship. We run the parks as owner-operators, not as remote asset managers. Deferred maintenance is funded and fixed, not stored. We upgrade function, safety, and appearance so product competes.
  • Durable partnerships. We look for creditworthy companies whose operations and character support long occupancy. We use vendors who finish quality work on time and at a fair cost. We treat the small broker community in our submarkets as repeat counterparts. We maintain the parks and participate in the cities that host them.
  • Fair dealing. High-credit, clean, honorable tenants get attractive renewals and reasonable improvements. That is how we keep strong businesses in the buildings. It is earned. It is not a standing discount.
Build Standard

Timeless Development.
Constructed for business operational efficiency

Our buildings were developed between 1986 and 2011 with specifications that remain fully compatible with modern distribution and light manufacturing requirements.

Our earliest 1986 construction includes:

  • 21' minimum clear height
  • Dock-high and ground-level loading
  • 105'–110' truck turning radius
  • 5" reinforced concrete slab with steel rebar at 24" on center
  • 200–400 amps at 277/480V, even in the smallest units

Our 1999–2011 single-tenant builds include all of the above, plus:

  • 24' minimum clear height
  • Private side yards

Many industrial buildings from this era were built to a price. Ours were built to a standard, which is why a 1986 building in our portfolio still competes directly with new construction on the specifications that matter to an operator.

Restoration

Every vacant unit is restored with current accessories and premium finishes.

Budgets Over $20 / SF

On vacant buildings we carry restoration budgets exceeding $20 per square foot, restoring every unit with current accessories and premium finishes.

Floors, Stairs & Mezzanines

Sealed and diamond-ground concrete floor finishes, rubber stair treads, and VCT vinyl flooring at mezzanine levels.

Lighting, Utilities & Loading

LED light fixtures, new utility fixtures, electric water heaters, and edge-of-dock levelers.

When a tenant tours one of our vacant units, they are not looking at a building we intend to fix. They are looking at a building we have already invested in.

Location

Direct proximity to the ports
of Los Angeles and Long Beach

Every property in our portfolio sits within Los Angeles County with direct proximity to the Ports of Los Angeles and Long Beach, the largest container port complex in the Western Hemisphere.

For distribution operators, e-commerce fulfillment, and import-driven businesses, that positioning reduces drayage costs, shortens transit times, and keeps inventory close to the largest consumer market in the United States.

A Tenant Base Built to Last

We vet carefully on the front end. That discipline is why our portfolio quality compounds rather than erodes.

59 Tenants Across the Portfolio
80%+ of Tenants Renew
39% With Us a Decade or Longer

59 tenants across diverse business models, primarily distribution, with light assembly and manufacturing operations. More than 80% of our tenants renew.

Tenant tenure breaks down as:

  • 20+ years: 17%
  • 10–20 years: 22%
  • 5–10 years: 27%
  • 1–5 years: 34%

More than one third of our tenants have been with us for a decade or longer. In an asset class where tenants routinely relocate at every lease expiration, that number is the clearest measure of how we operate.

Our Professionals

A Lean Team. Direct Access
to Decision Makers.
